I got it by walking up the stairs after leaving the house
also I think you need to have sex with Mary in all possible rooms in the house

And then, i talked to her but had to leave soon after and forgot what she said so i got no clue what to do now to complete the zomi quest
Candle is pretty easy to find if you know the layout of the game. Go to the haunted woods at night, go to the potion shop girl (woman sturring the cauldron surrounded by literally the very things you need). Talk to her, she will give you the candle.

Can't do much about the narration, but they are animated, not just still images
I found Topaz
It is in temple (Valencia Coast), where you went with Evelynn
You need to go down to temple (basement) and go to the stairs
When you come to the stairs, you will see stones on water
These stones are not decoration, if you jump on them, you get into the Topaz Room
In this room, you see yellow orb, use it, then you take Topaz
